Six decades of one craft.

Tulloch of Cummingston has been a family-owned house builder in Moray since 1965. What began as a small local trade has, over three generations, become a studio whose name homeowners ask for unprompted. Passed between neighbours. Recommended at the school gate. Kept in mind for years before a plot is ever bought.

We build across the region. Coastal homes at Cummingston and Hopeman. Woodland properties at Lossiemouth. Rural commissions at Alves and Forres. The work is bespoke, the standard is consistent, and the people on site are, in many cases, the same people who started here twenty years ago.

A more personal way to buy a new home.

Buying with us is not the same as buying off plan from a volume builder. You meet the family. You influence the layout. You upgrade the kitchen, the flooring and the energy systems. And you do it while the house is still being built.

Personalisation, from day one

Every plot is reservable with a personalisation appointment included. Layouts, finishes, kitchen, flooring and bathrooms are all open for discussion before a brick is laid.

Step two

Flexibility during build

We keep choices open well after reservation. Move a wall, change a finish, add a snug. Our team will walk you through what is possible at every stage.

Step three

Higher specification, as standard

Underfloor heating throughout. Bespoke kitchens. Stone worktops. Engineered oak. Things other builders charge extra for are written into our base specification.

Step four

Sustainable and renewable

Air source heat pumps, solar where the plot suits, EV charge points and SAP A ratings on most homes. Lower bills now, and a home that meets tomorrow's standards.
